Preconstruction Services

After over twenty-five years in construction, we KNOW that the overall success of a construction project, no matter the size or delivery method, is determined by the decisions made at the very beginning. Sigma’s pre-construction services offer significant advantages to Owners on projects of every scope and size.


Project Management

Every construction project involves endless decisions on details and not every owner has the time or experience to manage the process. Many choose to retain a firm to handle the planning, and oversee the design and construction of their projects. In addition to our construction services Sigma provides these Project Management services to many of our clients.



Construction Manager at Risk (CMAR) is an alternate project delivery method which allows the Client to choose the Construction Manager before the design phase is complete, based on the qualifications of the contractor. This encourages early collaboration between the design team and contractor, which often shortens the duration of the project and strengthens coordination between the Architects and the Construction Manager.


Design Assist

Another alternative delivery method is “design assist.” This is a collaborative team-oriented project delivery method which capitalizes on the benefits of early engagement of both Design and Construction Professionals, allowing them to utilize their areas of expertise to work as a team during the design phase. This process allows the team to detect and resolve design challenges and constructability issues long before actual construction.


Design Build

Design-Build is another popular contracting method that can provide significant cost and time savings for owners. While the traditional Design-Bid-Build process separates design and construction, Design-Build provides a single point of responsibility for an entire project. Instead of the owner contracting separately with the architect and the contractor, Design-Build typically ties the architect contractually to the contractor. The contractor then enters into a Design-Build agreement with the owner.


General Contracting

Sigma’s general contracting process utilizes a teamwork approach and engages the Owner’s project team (owners, architects, engineers, and consultants) in understanding the intent of the design and the needs of the Owner. Together, our team will ensure that design intent, budget, scheduling, construction quality control are managed from the very beginning. Comprehensive project controls are used to manage critical issues of time, cost, quality, technology, and communication. Subcontractors are selected by matching them to the project based on qualifications and costs. All subcontractors are required to participate in our safety and quality control practices. Our team has remained diversified in the types of projects Sigma participates in such as New Build, Renovation and Tenant Improvements.


Green Building/LEED

LEED is an internationally recognized green building certification system that provides third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most. Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.
